| The Fairwoods On
Seven is located near the center of The Village of
Pinehurst. Two entrances are each controlled by
electronic gates. The residents entrance is located on
Midland Rd. and the other entrance is off of U.S. Highway
15-501.
This 393 acre development was
started in the mid 1980's as the Pinehurst # 7 golf course
was being built. 204 homesites, averaging almost 3/4
an acre each, are laid out over this hilly and winding
terrain. Over 4 miles of private/paved roads traverse
the countryside.
Each homesite included a
membership to the Pinehurst Country Club which entitle the
purchasers to play golf on courses 1 thru 7. (Membership
outside of # 7 are entitled to play courses 1 thru 6)
Approximately 150 homes have
been built in Fairwoods On Seven and about 5 new homes
annually are being built. Over 90% of the residents
live in Pinehurst the year round. The residents are
both retirees and working folks.

| The Fairwoods On
Seven Homeowners Association is the governing body for the
residents and lot owners. A five person Board of
Directors carry out the Bylaws and operate within the
Declaration of Restrictions, Conditions, Easements,
Covenants, Agreements, Liens and Charges. Committees
established by the board perform the needed day to day
activities. The current association fee is $500 per
year per lot.

No committee plays a greater
role than that of the seven member Architectural Review
Board. This committee is charged with the responsibility
of developing and gaining board approval of the design
guidelines, procedures and policies that insure the orderly
growth of Fairwoods On Seven.

years 12 homes have been re-sold in Fairwoods On
Seven. The average price for these homes was $738,111
with prices ranging from $429,500 to $1,200,000. The
median price was slightly over $650,000. The average size of thse homes is 3,867 sq ft. |

years 49 building lots have been re-sold in Fairwoods On
Seven . The average price for these lots was $127,307
with prices ranging from $55,000 to $295,000. The
median price was $118,000. |

| Whenever a home
or lot is sold in Fairwood On Seven the membership to
Pinehurst Country Club is transferred to the new owner when
that new owner has paid the current transfer fee of $13,500.
The monthly cost for each
full time member is currently $300. There are no
food minimums or assessments for Capital Improvements or any
other items.

are underground. Electrical power is supplied by
Carolina Power and Light, Cable TV by Time Warner Cable and
water/sewer by Moore County Public Utilities. |

| Pinehurst # 7
golf course has a separate clubhouse from the main clubhouse
at The Pinehurst Country Club. Members and their
guests along with resort guests enjoy the dining room and
pro shop. Limited lockers are available. Plans
are being developed to expand the clubhouse to include
dining, pro-shop and locker facilities. |
